For Sale, Sold, New Listings - This chart shows how many homes sold, compared to how many homes are on the market. In addition, the chart shows all of the new listings that came on to the market.
Average CDOM (cumulative days on market) and Sales Price as a percentage of Original List Price for sold homes - This chart shows what the average “days on market” was for all sold homes. Also shown is the average “percentage drop in price” for the homes that sold.
Average Dollars Per Square Foot - Of the homes that sold, what was the average dollars per foot. Multiply the square footage of your home by the number in the last column below, to see if you have a resulting price that is either above or below your desired price.
Average Current Price, For Sale and Sold - This chart gives you a great snapshot of the current trend in the county.
Months Worth of Inventory - This chart calculates how many homes are for sale and the rate at which they are selling. The result for each month is telling you this: At the current sales rate, it will take X many months to sell all of the existing inventory of homes. Of course, the number never goes to zero because of the new listings coming on to the market daily.
